ADCO, American Development Company (ADCO) is a multi-generational real estate development, investment, and management company with deep roots in the Philadelphia area. We are experienced in all phases of development and leverage our expertise across retail, mixed-use, industrial, multi-family, and hospitality asset classes to develop, acquire, and manage properties in the Mid-Atlantic region.

ADCO operates from Narberth, Pennsylvania. Its principals, Daniel S. Bleznak, Philip M. Licht, C. Ronald Bleznak, and Barry Abramson are responsible for directing ADCO’s development and investment strategy, and the management of assets under the ADCO umbrella. ADCO currently owns ( through related entities ) a diversified portfolio that includes grocery and pharmacy-anchored shopping centers, net leased industrial properties, triple-net pad sites, multi-family apartments, medical office and hotels. Its retail tenants include Giant Supermarket, Wal-Mart, TJ Maxx, Jo-Ann Stores, Rite-Aid, Family Dollar, CVS, A.T.&T, Patient First, Planet Fitness, Buffalo Wild Wings, Chipotle, Lehigh Valley Health Network, and more. ADCO has previously owned and managed office property. In recent years, with development partners, ADCO has developed Hotel Rock Lititz in Lititz, PA, Wawa in Reading, PA, and Brewer Row Apartments in Philadelphia, PA.

Daniel S. Bleznak, President

Daniel joined ADCO in 2006 to run its development, investment and construction operations. Since joining ADCO, Dan has focused on the re-development of existing assets within the portfolio to enhance revenues, and the expansion of the portfolio through land acquisitions and joint ventures with outside development partners. Daniel has particular expertise in the areas of land development and construction and has developed extensive relationships with regional engineering and architectural forms, land use attorneys, and construction companies. He manages the complete development cycle from land acquisition, entitlement procurement, construction, and management. Prior to joining ADCO, Daniel was a partner at the Wolfson Group, Inc. from 1996 through 2006. Wolfson is a regional shopping center and mixed-use development and management firm located in Plymouth Meeting, Pa. During his tenure at Wolfson, Daniel managed the development and construction of over 4 Million square feet of new retail and mixed-use developments. Daniel is currently on the Board of Trustees for the Abramson Senior Care and Our Closet ( part of Jewish Family and Children Services ) , a provider of gently used clothing for communities in need, and a member of Almalinks, a global network of business leaders. Daniel graduated from the University of Pennsylvania ( BA, 1992) and currently resides in Wynnewood, Pa with his wife and two children.

Philip M. Licht, Esquire, Vice President & General Counsel

Phil Licht joined ADCO in 2003, and serves as Vice President & General Counsel. Phil oversees all aspects of ADCO’s real estate operations, including retail and residential leasing, property financing, insurance procurement, construction, management, and contracts. Phil has negotiated thousands of leases, including agreements with Giant Supermarkets, Wakefern Foods, Commonwealth of Pennsylvania, Wawa, Chipotle, Wendy’s, CVS, Rite Aid, TD Bank, and Planet Fitness. Phil graduated from Dickinson College ( B.S. 1984 ) and Temple University School of Law ( J.D. 1987 ), and is licensed to practice law in both Pennsylvania and New Jersey. While attending Dickinson College, Phil was a four year letterman, and starting outfielder for the Red Devil baseball team. Prior to joining ADCO, Phil served as litigation counsel with Montano Summers Mullen Manuel & Owens, Cherry Hill, NJ ( 1987-1990 ) and Levy Angstriech Finney Baldante Mann & Burkett in Philadelphia, PA, and later opened his own firm, with an focus in real estate. Phil resides in Philadelphia, Pa with his wife, Holly, and three children, all of whom are avid Phillies fans.
